Once having identified good prospective properties for rental in the Walsall area, K2 Properties will then arrange for you to view the property at a mutually convenient time with the landlord.
On application, a “Administration Fee” will be required. Assuming the rental proceeds, this will be deducted from the Fees due before occupation. K2 Properties will take references on behalf of the landlord. Normally, this will include your employer, any former landlord and a character reference. Rents are normally quoted on a calendar month basis or weekly per person. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the K2 Properties Client Account, monthly in advance, with the first month’s rent due before taking occupation of the premises.
1 months Rent Advance is required prior to occupation, but may vary so check with your K2 Properties representative. This is held in a secure client account until the end of the tenancy. An Admin fee is due to K2 Properties prior to the start of the tenancy to cover the tenant’s share of the Tenancy Agreement.
